Full Management

Our most popular level of service provides Landlords with complete peace of mind.  This service covers all aspects of the letting of your property. This includes providing you with an initial appraisal, all the way to handling the end of the Tenancy. And, everything in between!

From the start

We will carry out all the viewings. When a Tenant has been found, they are fully referenced through a third party referencing agency. This will include the legally required ‘Right to Rent’ checks. Once satisfactory references are received, we will then draw up the Tenancy Agreement. This will include all associated paperwork, such as disclaimers, inventory etc.  It is essential that all your legal requirements as a Landlord are met.

During the tenancy

During the Tenancy we will collect the rent, and a statement will be emailed to you each month.  We can also provide an annual statement for your accounting purposes.  We will carry out regular inspections and provide you with a full report including photographs. This way, you can be confident that the property is being well maintained.  We will also arrange for any maintenance to be carried out by local trusted professionals.

A the end of a tenancy

At the end of Tenancy we will carry out a full move out inspection and we will then deal with the dispersal of the Security Deposit.

Letting and Rent Collection

You may wish to have more involvement with your Tenants. As a result, we can offer our Letting and Rent Collection Service.  As with our Full Management Service, we will carry out the viewings, reference Tenants and draw up the paperwork. However, when the Tenancy begins you will liaise with the Tenants directly for all matters apart from Rent Collection. 

Each month we will collect the rent from the Tenants and email you a rental statement.

Tenant Find Only

This service suits ‘hands on’ Landlords who like to handle all the day to day management of their property.  We will carry out all the initial set up. However when the Tenancy begins, you will be provided with your Tenant’s contact details. You will need to liaise with them directly for all aspects of the Tenancy after that. 

We do recommend that you carry out regular inspection visits. You will then be able to decide if the property is being maintained to the correct standard.  If and when the Tenants give Notice, please let us know and we would be happy to find new Tenants for you!

Landlord Fees

Andover Lettings Agents – Landlord Fees

Landlords will pay for a % of the rent which varies depending on the property and the volume of property. There is a set up fee of £180 when a property is taken on initially and then, if the property is to be ‘relet’, the charge is £295.

If the property is subsequently sold, there will be a fee of 1% of the sale value. This is subject to a minimum fee of £1500 plus vat. Should you wish to withdraw from a fully managed service, the following applies: If within 24 months of initial instruction, the balance of the remaining fees will become due (minimum fee of £300). When using our tenant find service, there is a fee of 1 months rent plus vat is charged. For registering the deposit, we charge is £72.

Commissions: We may also receive commissions from: Contractors, Insurance companies, Referencing companies, Utility providers and others. The above commissions will not be included in any contractor invoice and can be up to 25% (inc VAT) of the total invoice.

For your protection, all client money is protected and insured via membership of NALS.

Independent redress provided by The Property Ombudsman.
